The Pitfall
A foreign investor purchased a new condo but was prompted to sign a Master Lease Agreement with a local Japanese firm. While the agreement initially appealed by offering a tax avoidance scheme (deferring the 20.42% corporate withholding tax liability) , the investor found a hidden provision: an exclusive agent restriction that included property management.
